Port Royal Plantation is a private Oceanside planned community that is mostly residential with roughly 900 single family homes and about 70 undeveloped home sites. There is approximately 1024 acres in Port Royal Plantation. Home sites range in size from ¼ of an acre to over an acre. The first architectural controls in 1963 stated there was a minimum home size of 1,500 sq. feet.
The current day Port Royal Plantation real estate is sought after for its private beach access, golf and tennis. There are three 18-hole golf courses in Port Royal (Planters Row, Robbers Row and ???). The Westin Hotel is inside the gates of Port Royal and the Port Royal Racquet Club is right next-door. Other Port Royal Amenities include: the golf club amenities include – driving range – putting green – croquet green, four tennis courts and miles of paved bike/ walking paths. 2013 Annual Property Owner Dues are $1298 in for homeowners and $1104 for home site owners. Owners have access to the amenities listed above.
Port Royal has a rich history dating back to the 1500’ & 1600’s. During the Civil War, Port Royal Plantation was occupied by Confederate forces until they were defeated by the Union troops at the Battle of Port Royal in 1861 (largest Naval battle of the Civil war). Union troops took over the island, built a town which over time developed into present day Hilton Head Island.
Port Royal was the second Hilton Head Plantation developed, immediately following Sea Pines in the late 1950’s by Fred Hack. Hack formed the Island Development Company to develop the rest of Hilton Head Island. Hack’s properties included present day Wexford, Shipyard, Honey Horn, Indigo Run, Hilton Head Plantation, Jenkins Island and Port Royal.

Real Estate for sale in Port Royal Plantation on Hilton Head, SC is on the higher end of the price scale compared to the newer Hilton Head plantations and communities. Port Royal home prices start at around $450,000+ and have sold for as much as $4,000,000+. Most of the homes in Port Royal have oceanfront or near ocean views and are steps away from the beach. All of the homes are single family homes and occupied by either their owners or are long term tenants. No short term vacation home rentals are allowed and the plantation must stick to the original site plan to prevent over development and intrusion of commercialization by hotels, timeshares, or weekly rentals per terms and conditions of the Property Owners Association that was established in 1973.

Port Royal villa/ condo selling prices start at around $300,000 and have sold for as much as $700,000+. The villa and condo complexes in Port Royal have near ocean, garden or golf views. There are 4 villa complexes in Port Royal (Beckenham, Devonshire, Links & Village House). All of the Port Royal Villa and condo complexes are close to a poll, tennis and just a few minutes walk from the beach.
Port Royal Hilton Head is an excellent location to invest in a piece of Hilton Head real estate. Properties are limited due to the Property Owners Association rules, but vacation villa rentals are allowed. A Port Royal vacation villa will pay for itself in no time with its rental income generated while you are not utilizing the property. Depending on villa size and location, the villas currently rent any where from $750/ wk to $1,100/ wk (depending on season) so they make excellent rental investment properties.
